Flatpack Assembly in Perth: Sheds, Granny Flats & What Actually Goes Wrong
Professional flatpack assembly for Absco, EasyShed, Treco sheds, granny flat kits, pergolas. Base prep, anchoring, council compliance. 12-month warranty. Avoid the DIY disasters.
The Real Cost of DIY Flatpack Assembly
We've rescued 40+ DIY disasters in 2024 alone. The pattern is always the same: Day 1: Enthusiasm, YouTube tutorials, Bunnings trip. Day 2: Missing bolts, misaligned walls, door won't close. Day 3: Rain forecast, no floor sheeting, panic call to us. Average DIY cost: $800–$1,500 in materials + 16–40 hours + stress. Our cost: $380–$650 for 3×3m shed (assembly only), 4–6 hours, 12-month warranty, council-compliant. The math is obvious — but people still try.
WhatAssemble (And What We Don't)
We do: Absco, EasyShed, Treco, Stratco, Duratuf garden sheds (all sizes); Granny flat kits (Kitome, HomeFab, Modular WA, etc.); Pergolas, gazebos, carports (Stratco, Apollo, custom); Outdoor furniture (Bunnings, IKEA, Harvey Norman ranges); Play equipment (Vuly, Plum, Gorilla Playsets); Water tanks (poly & steel, up to 22,700L). We don't: Habitable dwellings requiring builder's licence (we partner with registered builders for granny flat completion), pool fencing (specialist trade), electrical/plumbing (licensed subcontractors coordinated by us).
Base Preparation: The Foundation Nobody Talks About
A shed is only as good as its base. We see: pavers on sand (shifts in 6 months), crushed limestone uncompacted (settles uneven), concrete with no fall (pools water), directly on grass (rots floor). Our base specs: Up to 3×3m: 100mm compacted road base + 50mm crusher dust, laser levelled, 1:100 fall. 3×3m–6×6m: 150mm road base + concrete footings at corners + 50mm crusher dust. >6×6m / Granny flats: Engineered slab (we coordinate concreter, you get certification). Cost: Base prep typically $400–$1,200 — included in our fixed quote.
Anchoring: Cyclone-Rated for WA
Perth gets 80–100km/h gusts. A 3×3m shed presents 9m² of sail area. Unanchored = airborne hazard. We use: Concrete: M10 chemical anchors (Ramset ChemSet) at every corner + mid-wall. Pavers/limestone: Through-bolt to concrete footings below. Soil/crusher dust: 600mm screw-in earth anchors (4 per corner). All to AS 1170.2 Region A. Certificate provided for insurance.
Council Approval: When You Need It (And When You Don't)
No DA needed (most sheds): Floor area ≤10m², height ≤2.4m, setback ≥900mm from boundary, not in heritage zone, not over easement. DA needed: >10m², >2.4m height, <900mm boundary, heritage area, over easement, habitable (granny flat). We handle: Site plans, elevations, engineering certs, Bushfire Attack Level (BAL) assessment if required, submission to City of Gosnells/Armadale/Canning/etc. Timeline: 2–6 weeks depending on council. We start base prep while DA processes.
Granny Flat Kits: The Full Picture
A 'kit' is 60% of the work. You still need: engineering certification, DA/BA, plumbing (sewer/water), electrical (meter + circuits), site works (cut/fill/retaining), landscaping. We assemble the structural kit (walls, roof, windows, doors) — typically 5–10 days. We coordinate the rest via our builder network. Fixed-price granny flat assembly: From $18,000 (kit assembly only) to $85,000+ (turnkey with builder partner).
Frequently Asked Questions
How long does shed assembly take?
3×3m: 4–6 hours. 6×3m: 6–8 hours. 6×6m+: 1–2 days. Granny flat kit (structural only): 5–10 days. Base prep adds 1 day (small) to 3 days (large).
Do you provide the shed kit or do I buy it?
You buy — we assemble. We're brand-agnostic. If you want recommendations: Absco for value, EasyShed for DIY-friendliness, Treco for heavy-duty, Stratco for premium. We'll unload your delivery if timing aligns.
What if my site isn't level?
We level it. Cut/fill up to 300mm included in base prep. >300mm requires retaining walls or engineered benching — quoted separately.
Is your assembly warrantied?
12-month workmanship warranty on all assembly. Manufacturer's warranty on shed materials (typically 10–30 years) remains valid — we follow their install specs exactly.
